By booking and staying in an apartments of one the Local Apartment Operators below, you agree to accept our terms and conditions stated below.

Website Use

Use of this website is subject to the terms and conditions outlined below. By using this website you agree to be legally bound by these terms and conditions. Users enter site at own risk.

All rates quoted are subject to availability and alteration and may be subject to a minimum night stay. All discounted rates quoted are limited offers and subject to availability and/or a minimum night stay. While every effort has been made to ensure the accuracy of all information, shortstayreservations.com cannot be held liable for any errors or omissions and reserves the right to change information and descriptions of listed accommodation and products.

Online Bookings
Please note that different terms, conditions & cancellation policies in relation to all online bookings via shortstayreservations.com may apply depending on the accommodation or rate type selected. Please read carefully the accommodation rate details that are provided before you make your booking. You are advised to check thoroughly the rate details before making your online reservation.

Limitation of Liability
The Local Apartment Operator cannot be held liable for any direct or indirect damage that may arise as a consequence of the client's use of the apartment, including and without limitation, damages, insurance, losses because of fire, robbery or criminal behavior.

Your reservation is made directly with the Local Apartment Operator you have chosen. By confirming your reservation with shortstayreservations.com you are entering into a contract with the Local Apartment Operator.

A full pre-payment of the total cost of the booking is required at the time of making the reservation. You will receive an electronic confirmation of your booking when the full pre-payment is charged successfully from your credit card. The full pre-payment will be charged at least 90 days prior to arrival.

With confirming your booking you automatically authorize the Local Apartment Operator to charge your credit card. In case your credit card cannot be charged the Local Apartment Operator will contact you to provide new credit card details to settle the payment.

Before leaving the apartment you must settle any "extras" charges.

City tax
City tax is subject to tariff changes by the local municipality.

Credit Cards
The Local Apartment Operator in Amsterdam, Paris and Barcelona accepts MasterCard, Visa and American Express.  

Security Deposit
Upon arrival a valid credit card is required as a security deposit. A reservation of 300 euro per apartment will be made on your card and released automatically within a maximum of 14 days from the check in date on the conditions that:

(1) no damage to the apartment(s) has occurred, by any guest in the party
(2) no damage to any property has occurred, by any guest in the party
(3) no undue disturbance to other guests or residents has occurred, by any guest in the party
(4) no use of drugs has occurred in and around the premises of the apartment by any guest in the group.

If this cost exceeds the value of the deposit, the Local Apartment Operator reserves the right to charge the excess to the guest's (or guests') credit card(s).

If the Local Apartment Operator receives serious complaints or any disputes arise, they reserve the right to terminate your stay without notice.

Check-in & Check-out Time
You must comply with the rules for checking-in and checking-out. If there is any delay in vacating the apartment beyond the agreed time, a full day's rental may be charged to you.

Daily check-in time is from 14:00 and check-out is till 11:00.

For arrivals after 21:00 an alternative check-in solution will be offered with a lockbox.

To cancel a reservation, please contact the Local Apartment Provider as soon as possible by email, quoting your booking reference number (also contained within our email). If you need to cancel a booking urgently and it is outside office hours, we advise you to inform the Local Apartment Operator directly using the contact details you will find on the confirmation email from the Local Apartment Provider.

Any cancellation may be liable to pay cancellation charges. Depending on the reasons for your cancellation, you may be able to reclaim these cancellation charges from your insurance company, if you have taken out travel insurance. We strongly recommend that all clients obtain appropriate travel and personal insurance cover.

Cancellation policy and fees

The cancellation policy varies per city:


Bookings cancelled or modified up to 2 weeks before the start of the stay a 75% refund is applicable.

Bookings cancelled or modified within 2 weeks and up to 24 hours before the start of the stay a 37,5% refund is applicable.

Bookings cancelled or modified less than 24 hours before the start of the stay or cancellation without prior notice (no-show) the full prepayment is non refundable.


Bookings cancelled or modified up to 48 hours before arrival date a 70% refund is applicable.

Bookings cancelled or modified less than 48 hours before arrival date or cancellation without prior notice (no-show) the full prepayment is non refundable.


Bookings cancelled or modified less than 48 hours before arrival date or cancellation without prior notice (no-show) the full payment will be taken.

The Local Apartment Operator reserves the right to cancel or alter the booking if:
1. The apartment(s) or part of it is not available due to Force Majeure.
2. The Local Apartment Operator becomes insolvent or enters into liquidation or receivership.
3. The guest (s) are not able to show valid ID.
4. The guest (s) are not able to provide a security deposit.

The Local Apartment Operator cannot be held liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled neither when the Local Apartment Operator is unable to live up to the contractual obligations as a result of events beyond his reasonable control, which include but not be limited to events such as war, civil strife, terrorist activity, labor disputes, natural or man-made disaster, fire, flood, adverse weather conditions and local regulations.

If for any reason you wish to alter your booking (e.g. change the dates of your stay or the accommodation requested), the Local Apartment Operator will investigate all possibilities to comply with your request, however no guarantee can be given. In case no suitable alternative is available, the cancellation policy is applicable.

Apartment room number assignments are based on availability within the same apartment group type. If you have special requests (including, for example, preferences for floor location you must contact Short Stay Group to verify that special requests can be met after you have made your booking). In the unlikely event that the Short Stay Group does not, for any reason, have the required number and types of rooms available as per the booking, the Company reserves the right to relocate the booker.

Only persons notified to the Local Apartment Operator upon arrival and registered in the check form may occupy the apartment. You may not re-let/sublet the apartment to any other third party without prior and specific written approval from the Local Apartment Provider. The number of persons permitted to occupy the apartment is limited to the number of max persons as stated on shortstayreservations.com and this limit may not be exceeded without prior written approval from the Local Apartment Provider. The Local Apartment Operator reserves the right to refuse admittance to the apartment if this condition is not met.

You are responsible for the correct and decent behavior of all the persons in the party. Should that person, or any of the persons accompanying him/her not behave in a suitable and responsible way, the Local Apartment Operator shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right to claim any type of compensation. Drugs are strictly prohibited in and around the premises of all the apartments. In some apartments it is allowed to smoke tobacco.

The Local Apartment Operator is not responsible for any loss or damage to your goods or personal belongings kept at the accommodation. You are also responsible for taking all-reasonable care of the apartment and its contents.

Except in the case of normal wear and tear you are responsible for any damage to the apartment or its contents during your stay, which has occurred due to the negligence, willful default or irresponsible behavior on the part of yourself or those occupying the apartment or your guests. Any damage must be reported to the Local Apartment Operator without delay.

Fair Use
You and your party agree to be considerate tenants and will take good care of the apartment(s) and leave the apartment(s) in a clean and tidy condition at the end of the rental period. You and your party also agree not to act in any way, which would cause disturbance to those residents in neighboring properties.

Force Majeure
The provision of short-let property rentals is a "grey area" and there is some risk that the authorities may close down, or otherwise prevent access to properties that are listed on this site. All property rentals on this site are subject to the local laws and legal conventions of the country the Local Apartment Operator origins from.

Such laws may change without notice. In the event that new or existing laws governing the short-term rental of properties, which may have an adverse effect on such rentals (including, but not limited to prohibition of such rentals), come into effect, the Local Apartment Operator will endeavor to relocate any pending arriving parties in alternative accommodation (to a similar standard).

In the event that relocation is not possible, or undesired, the Local Apartment Operator will refund any monies paid for affected accommodation booked through our booking agent.

The Local Apartment Operator will not accept responsibility for the enforcement, amendment or introduction of such laws, and no compensation (beyond refunding of deposits) will be entertained.

We reserve the right to update any of its terms and conditions at any time, as may be required and as may be in line with the company's business. The onus is placed on all parties using the website to undertake adequate measures to ensure that they visit any such terms and conditions on a regular basis. By agreeing to use our booking websites, it is implied that any such third party accepts any such changes and that any such third party undertakes to comply with any such changes.
